Within this collection of data, ESSMA has identified several notable trends influencing the landscape of European sports and entertainment venues. Ahead of the full publication of the report including 20 highlighted development projects, we will share some insights with you on the trends derived from the database and over the course of 3 weeks we will discuss one of the highlighted projects in-depth. Real Betis, one of the most iconic football clubs in Spain, is embarking on a transformative journey with the redevelopment of their beloved Estadio Benito Villamarín. This ambitious project not only promises a modern and vibrant new home for the club but also aims to boost revenues, strengthen community ties, elevate hospitality experiences, enhance the fan journey, and champion sustainability. As the new Benito Villamarín takes shape, it's poised to become a hub of entertainment, culture, and footballing passion for the city of Seville.
Modernization and Revenue Boost
The cornerstone of Real Betis' redevelopment project is the introduction of a new stadium concept—one that is open, modern, and commercially savvy. The revamped stadium is designed to increase commercial activity throughout the year, creating a steady stream of revenue beyond matchdays. This dynamic new design widens the scope for entertainment and hospitality on match days, non-match days, and special events, making the stadium a prominent leisure and events center.
Additionally, an auditorium with 450 seats is planned, promising to host a wide range of events and making the stadium an enticing tourist attraction for Seville.
Community Integration
Real Betis recognizes the importance of giving back to the community. The new Benito Villamarín will introduce quality public spaces, including a main square, green areas, pedestrian zones, and leisure options. Services and amenities such as underground parking lots and commercial areas will enhance the area's activity throughout the year. The stadium's development aims to strengthen its bond with the city and its residents.
Elevating the Hospitality Experience
The stadium will offer 4,436 premium ticketing seats, constituting 7.3% of the total capacity. Among these, 30% will be dedicated to a VIP model (private hospitality), while 70% will embrace a club model (shared hospitality). Flexibility in increasing these numbers exists to meet higher demand. Unique experiences such as a rooftop and sky lounge, situated atop the new Preferencia Stand, will provide hospitality options and panoramic views of the city.
Enhancing the Fan Experience
While embracing conceptual changes, Real Betis is committed to preserving the essence and spirit of the club and its fans. The redevelopment aims to boost the atmosphere and fan experience by increasing the number of services and comfort levels. The addition of a roof over the four stands and a new façade, incorporating the club's iconic 13 stripes, will reshape the stadium's appearance. Restaurants will play a significant role in enhancing the fan experience, offering a diverse range of culinary delights on match days and every other day of the week. A 360-degree corridor on the lower stand will feature different food concepts, including the 'Green Market.'
Sustainability and Inclusivity
Real Betis' commitment to sustainability is exemplified through the 'Forever Green' venture. The new stadium is set to be one of the first in Europe to attain environmental certification, with a design focused on energy optimization. The stadium will also cater to persons with reduced mobility, providing over 500 dedicated spaces and enhanced viewing areas for a more inclusive and accessible fan experience.
